Welcome to Cheap Hampton Roads Houses LLC (“Company,” “we,” “our,” or “us”). By accessing our website, submitting forms, or engaging with our services, you agree to the following Terms & Conditions.
1. Licensing Disclosure & No Agency Relationship
One of the owners of Cheap Hampton Roads Houses LLC is a licensed Real Estate
Agent/Realtor® in the Commonwealth of Virginia. However, Cheap Hampton Roads Houses
LLC does not act in any agency capacity and does not represent any party (buyer or seller) in
a real estate transaction.
Our business model is based solely on contractual interest:
- We may hold contracts to purchase real estate and assign those contracts for a fee.
- We may sell or transfer our contractual rights to other parties.
- We are not offering real estate agency services, brokerage services, or professional advice of any kind.
All buyers and investors are expected to conduct their own due diligence, inspections, title searches, appraisals, and other verifications before entering into any transaction.
2. Property Information
All property information provided is for marketing purposes only. While we aim for accuracy, no guarantee is made as to property condition, value, title status, or suitability for any particular purpose. Buyers assume full responsibility for verifying all details.
3. Deposits on Assignment Contracts
You agree to:
- A non-refundable deposit is required on all assignment contracts.
- This deposit will be applied toward the final assignment fee and will be held in escrow with our attorney or escrow agent.
- Deposits are non-refundable except in the event that clear and marketable title cannot be conveyed through no fault of the buyer, and such title issues cannot be reasonably resolved.
4. End Buyer Requirement – No Wholesalers
Cheap Hampton Roads Houses LLC does not conduct business with wholesalers or assignors. All transactions must be with end buyers only. By entering into any agreement with us, you confirm that you are the final purchaser of the property and not contracting for further assignment.
5. Limitation of Liability
By engaging with Cheap Hampton Roads Houses LLC, you agree that:
- We are not liable for any monetary damages, lost profits, incidental costs, or consequential damages of any kind.
- We are not responsible for property condition, financing issues, inspection outcomes, or any claims arising out of your decision to purchase or not purchase a property.
- Your sole remedy for any dispute is non-monetary resolution through arbitration as described below.
6. Dispute Resolution
All disputes shall be resolved exclusively through binding arbitration in Virginia. Buyer expressly waives the right to file a lawsuit, seek monetary damages, or request a judge or jury trial.
7. Indemnification
You agree to indemnify and hold harmless Consuming Fire Network, its directors, volunteers, affiliates, and partners from any claims, losses, liabilities, or expenses (including attorney’s fees) arising from your use of our services, content, or communications.
8. Acceptance of Terms
By accessing our site, submitting forms, or entering into any transaction, you acknowledge that you have read, understood, and agreed to these Terms & Conditions.
